This project consists of the development of 42 Houses on a site on Condell Road west of Limerick City. The project includes a mix of 4/5 person 3 bedroom two storey houses, 3/4 person 3 bedroom two storey houses, town houses with a mix of 2/3 person 2 bedroom and 1bed 2 person apartments (18 units in Total) and 4/5 person 4 bedroom single storey special needs dwelling and associated site works.
This complex site is located in the flood plains of the Shannon as well as being accessed from the Condell Road from N18. These site constraints meant that MPA had to carry out a detailed Flood Risk Assessment in accordance with OPW guidelines as well as a detailed Traffic and Management Assessment survey at 5 junctions on the surrounding network over numerous development scenarios including the committed development of some 700 houses in the area around the site. The site design is being promoted as a home zone using shared surfaces and edge treatment to show traffic speeds and encourage priority for vulnerable road areas in accordance with the Demurs Manual.
